Above Asking: How Roddy de la Garza Built a $450M Career at Epique Realty

· 00:45:10

Hosted by Mattias Clymer, a Realtor with Funkhouser Real Estate Group who leads Valley Homes Team in Harrisonburg, Virginia, and Erica Clymer, a licensed therapist and real estate investor.

Roddy de la Garza grew up in his family’s brokerage in the Rio Grande Valley, went to film school to get away from it, and came back anyway. Thirty years and 800+ transactions later he leads the largest team by volume in his Southern California market at Epique Realty — with nothing spent on portal leads.

Roddy and Mattias get into the advice from his father that shaped everything (“if you chase checks, you’re always going to chase checks”), what agents actually owe a client who asks what they’re worth, why he calls the old model “the $30,000 lockbox,” and how he assigns new agents roles that fit them instead of expecting everyone to be a star producer.

Also: the myth of work-life balance and what he replaced it with, the mindset shift from “what new hell is this?” to “what new gift?”, the AI receptionist that failed, and the daily devotional he wrote for agents after his father died.

Golden nugget: “You are a real estate agent when you start doing the actions of a real estate agent. Don’t wait for the perfect time.”
